Six signs are worth paying attention to, in roughly the order homeowners tend to notice them:
1. A musty smell in the house, not just the crawl space. Air moves between a crawl space and the rooms above more than most people expect. A musty odor upstairs, especially one that is worse in humid weather, is frequently the first sign of a moisture problem below the floor - often before anyone has looked underneath the house at all.
2. Condensation on ductwork, pipes, or the subfloor. Visible moisture beading on the coldest surfaces in the crawl space means the air itself is holding more humidity than it can carry at that temperature. 3. Visible mold or mildew on wood framing. Dark, white, or greenish patchy growth on a floor joist or the subfloor means moisture and time have already combined long enough for mold to establish itself. It does not resolve by itself, and it does not stay contained to the crawl space indefinitely.
4. A floor that feels soft, bouncy, or has started to sag. This usually points to a floor joist or support post that has weakened from sustained moisture exposure - a structural issue on top of a moisture one, and one that needs a repair, not just a drying-out.
5. Rising heating and cooling costs with no other explanation. An open, humid crawl space makes a home’s HVAC system work harder, particularly if ductwork runs through the space. 6. HVAC equipment or ductwork routed through the crawl space. If your system’s ductwork runs through an open, humid crawl space, that humidity is affecting the air moving through your home’s ducts, whether or not you can smell it upstairs.
When it might not be worth it yet
Encapsulation is not the first move in every situation. If there is active, unresolved water intrusion - a plumbing leak, a grading problem sending water straight at the foundation - sealing the space before that source is fixed just traps the moisture that is still getting in. Fix the water source first; encapsulate second. The same logic applies to gas appliances located in the crawl space: sealing a vented space can change combustion air conditions for equipment that was designed to draw air from a vented space, so that needs to be evaluated as part of the job, not treated as an afterthought.
A contractor who inspects your specific crawl space is the one who can tell you whether you are looking at a vapor barrier, full encapsulation, or something else first, like drainage or structural repair.
